Duke House was built as a coaching inn during the 17th Century and has now been converted into a warm and friendly
home, with the coach house providing very comfortable and relaxing rooms for guests.
Set in attractive gardens with a meadow and an orchard,
the house is in open countryside just a few miles from the Suffolk
Coast at Southwold and The Broads at Beccles. |
There are two double rooms on the ground floor
and a double or twin room on the first floor which enjoys lovely views over
the surrounding countryside. All rooms have:

- Central heating
- Hairdryer

Double room rates apply on Friday & Saturday nights (plus Sundays on Bank Holiday weekends). Any single bookings during the half term weeks, the Easter period, bank holiday weeks, the Christmas period and during the months of July and August, will be at the appropriate double room rate. |
Minimum 2 nights' stay at weekends and at all times between April and September, except for bookings taken at very short notice.
There is a £10 supplement for one night bookings - subject to availability. |
Arrival time between 5.00pm and 7.00pm
(If guests need to arrive outside these times, this would have to be pre-arranged). |

- Well behaved dogs are welcome @ £5 per dog per night (please
bring dog's basket or blanket as pets are not allowed on the
furniture)
- 50% deposit required to secure booking, however,
1 night bookings to be paid in full in advance
- Cancellation Policy: In the event of cancellation, deposits will be returned or transferred to another date, if the cancellation is made prior to 7 days of the arrival date. However, if the cancellation is made within 7 days of the arrival date, and we are unable
to re-fill the dates booked, the deposit is
non-refundable.
- For cancellations made within 48 hours of arrival, payment in full will be required, unless we are able to re-fill the room.
- For Bank Holiday weekends, Latitude and Gig in the Park weekends, Easter, Christmas and New Year bookings - cancellations made within 7 days of arrival will require full payment if the room cannot be re-booked.
- Internet Payments: For payments made by internet transfer, any bank charges, that may be incurred, should be met by the guest making the booking.
- We are unable to accept credit cards
- Cheques should be made payable to 'S. Cobb'
